IMS has been awarded a premier landscape contract by a prominent Owners Association maintaining grounds and common area for a high-profile business park in the Sacramento Region. We are pleased to be able to offer comprehensive landscape services at reasonable rates for this new client.
IMS was awarded two separate contracts for construction clean up projects for a large general contractor. Projects consist of 433,000 square feet “Class A” 25 story high-rise and a major art museum expansion consisting of tripling the current facility size and creating a world class facility. IMS is proud to be on the team providing construction clean up services for the projects just prior to the grand openings of the new facilities.
IMS Construction Services has continued to flourish in a down economy. With aggressive pricing, involved management, and attention to detail, IMS has increased the number of tenant improvements completed and have been awarded several more contracts for early 2010. Flexibility, innovative approach, close project management, and a team of skilled trade technicians have allowed for this success.
IMS has been awarded several federal contracts working with different agencies, providing the various IMS services. Contracts were awarded in Sacramento and San Francisco Regions, as well as a supplier for a southern California project. In 2010 IMS will continue to add federal contracts through a selective process and strategy for new business opportunities.
Through integrated “Bundled” service packages IMS can reduce building maintenance cost up to 15% from current operations budget. This is substantial in today market. Because of multi-diverse operations and services, IMS can streamline service operations to benefit the client. The building manager saves on administrative and management time typically required for managing multiple vendors and contractors. The insurance and contract files are reduced and streamlined. This is absolutely an added value for our clients.
IMS has been awarded a multi-site HVAC service contract for eight commercial office buildings in San Jose, Ca. IMS will be responsible for maintaining the systems and retrofitting major systems in the upcoming budget years. Currently two projects are being estimated for equipment replacement and controls installation in excess of several hundred thousand dollars each. IMS extreme attention to detail and price competitiveness was the reason for this award.
IMS added several accounts in 2009, extending through 2010 for on-site building technicians. Providing scheduled services for building owners and managers for general repairs, tenant repairs, and maintenance duties of the common areas has been very helpful to the property manager and convenient for the tenant as well. IMS technicians act and appear as employed by the management company. The service tech is so integrated into the clients operation that often the tenant doesn’t even realize it is a third party provider. This service is available to all property management companies and IMS provides very competitive rates.
IMS is winning more and more favor with the regional building and property managers because of “Single Source” capabilities. The retail property manager who has a shopping center can virtually call our Service Call Center for any service needed. They are calling for roof leak repairs, plumbing repairs, graffiti removal, vacant space clean-up, signage repair, asphalt patching and stall marking, light pole lamp replacement, landscape services, parking lot clean up, hauling of dumped debris, and tenant improvements, to name a few. Some customers even call for towing services. This ease of service through one direct service supplier is winning favor with these managers and saving them Valuable Time…
IMS was awarded a janitorial and facilities maintenance contract for a national aerospace and defense contractor facility. IMS provided very competitive pricing, and the flexibility with general maintenance repair services all coming from one contractor supplier was the key to winning this contract. IMS is confident the process for integrated bundled services will far exceed this new client’s expectation.
IMS has steadily increased as-needed services and contracted services for HOA Management Companies. Janitorial, Lighting, HVAC, Landscaping, and General Repair Services are the cornerstones for the HOA business opportunities. One major contract award was for iron fencing restoration and painting of several miles of fencing and multiple entrance gates for a premier Sacramento, Ca. gated community. Whether servicing the clubhouse, repairing vandalized walls and masonry, or replacing exterior lighting, IMS performs a business service that adds value to the HOA property manager.
IMS has had tremendous success in providing integrated “bundled” services for a major solar company. This customer is a world leader in solar technology and manufacturing, and requires prompt service response with attention to all details. IMS has expanded with the clients companies’ growth. Recently service locations were added and others anticipated in 2010. Services include janitorial, HVAC, and General Repair and Construction Services.
IMS has been awarded multiple services, renovation, and installation contracts for a large Historical Building in the Northern California area. IMS finds the challenge of working with existing building systems and modernizing systems to meet today’s comfort and air flow standards a rewarding process. This type of project requires intense management oversight and detail accountability. Additionally IMS provides as-needed janitorial and building repair services for this building. IMS has exceeded the client expectations for this project
IMS has been a major service partner in the conversion of a former hospital facility, converted into a business college and training institute. IMS has completed six tenant improvements and are working on planning for additional improvements in 2010 – 2011. In addition to the construction services, IMS provides on-site building technicians, landscape services, lighting, HVAC, and general building repair services for this client. We are excited about the development of services being provided to this and other learning institution facilities.
