We base our regular service charges on TIME & MATERIALS (T&M).
There is a minimum service call charge of two (2) hours of labor.

Labor rates vary accordingly to each IMS Business Unit:

Building Maintenance
Weatherization & Roofing Maintenance
Electrical & Lighting

Emergency service calls on weeknights, weekends and holidays are charged overtime rates. Normal operating hours are Monday through Friday, 7:00am PST to 5:00pm PST excluding holidays.

90 Day Warranty

Innovative Maintenance Solutions, Inc., hereinafter referred to as “IMS”, warrants all service repair work against defective workmanship for a period of 90 days from the job completion date. Additional coverage for up to 24 months may be available for an additional price. Please contact our Customer Serving Center at solutions@ims.gs or at 916-568-1400 for more details. Depending on the repairs, a Preventive Maintenance agreement may be required to maintain warranty status.

This warranty is extended to the Owner or Owner’s Agent named in our Service Agreement and/or Work Order and is not transferrable. If a manufacturer’s warranty exists on materials or equipment installed, and failure of such materials or equipment occur after 90 days, IMS will only charge for the time/labor to facilitate the replacements of such warrantied material or equipment as well as any time/labor necessary to replace and install. To obtain service under this limited warranty, Owner or Owner’s Agent must give written notice to IMS identifying the original work performed, the date of job completion, and the nature of the problem. Such written notice shall be given to IMS at solutions@ims.gs or by mail at 125 Main Ave, Sacramento, CA 95838.

This limited warranty covers and includes any special terms specified in the plans, specifications and/or contract documents for the project identified in our Service Agreement and/or Work Order. This limited warranty does not include: (1) Items that have been subjected to accident, misuse and abuse including damage resulting from lack of Owner or Owner’s Agent maintenance or damage from ordinary wear and tear; (2) Items that have been modified, damaged, altered or worked on by anyone other than IMS; (3) Items that have been altered or damaged by acts of Nature; (4) Items furnished by the Owner or Owner’s Agent for installation; (5) Existing items that are moved or reinstalled; (6) Deviations that commonly arise such as minor concrete , stucco, plaster or drywall cracking; minor stress fractures in drywall due to drying lumber; warping, shrinking and deflection of wood; shrinking and/or cracking of grouts, caulking and fillers; discoloration of any surface due to exposure to weather and sunlight; (6) Service requested and performed which contradict IMS’s initial service recommendations provided upon the initial assessment of the job.

NOTICE TO OWNER OR OWNER’S AGENT: Under no circumstances shall IMS be liable for injury to any person or damage to any property whatsoever by virtue of this warranty or otherwise. Under no circumstances shall IMS be liable for any incidental, secondary, indirect, consequential, special or other damages of any nature arising out of the use of or inability to use as a result of a defect in the work performed or the materials and/or equipment installed by IMS. All terms outlined herein as subject to change without notice.


Accounts not paid within 30 days of the date of the invoice are subject to a 1.5% monthly finance charge (18% APR).
